Prairie Village and Roeland Park have caught the “Tear Down” bug!!!

IMG_3155 (1)For over a year now, builders like Koenig and Lambie Custom Homes, as well as a handful of others, have purchased homes in the Prairie Village area, torn them down and built beautiful NEW homes. These homes showcase 2 car garages, tall ceilings, open floorplans and master bedrooms of the modern day life. They are absolutely gorgeous with many of them still carrying that feeling of a charming inviting PV home.


There are mixed feelings across the neighborhoods about these projects. The extra noise and construction can be seen and heard on many blocks. Many builders are trying to manage this and take it into consideration. The city has worked hard to update regulations to help protect the feel of Prairie Village.
I have to admit though, all of the new is so hard not to love. Think about it, no cinder block basements, no dated electrical, plumbing is new all the way down to the sewer line. PV (and now Roeland Park) have found a way for people to get the breathing room they need when their families grow without having to pack up and head south.
Prices have grown over the last year as well. One of these new homes in PV start at around $700k and get up over $1 million. Roeland Park has recently had some new homes coming into the market at around $332,000+.
Interesting options and with build times getting shorter as the process improves, prospective buyers have the time to design their new dream home and then get their home sold this spring. 😉

I am very excited to announce that we have brought on board an amazing Office Manager.Dana01

Dana Wallert joined us at the start of the year. She packs a strong entrepreneurial spirit from the 8 years she ran her own virtual assistant and website creation company. 

A strong ability to perform high above the norm and exceed client expectations was apparent from our initial discussions. It did not take long for us to realize she was the missing link in our chain of providing clients with a remarkable experience. She is light hearted, funny and willing to do whatever it takes to get the job done, even if that means standing in the freezing cold without a coat. Dana brings great organization and focus to the team. We look forward to an exciting year with her on board!

I hope that the investment group First Washington really understands what we really ‪#‎LoveBrookside‬ for! ‪#‎ShopLocal‬ If anyone is up for rallying together to send letters and make phone calls to First Washington investment group, I am in. Hale Cook Elementary School got KCMO district support! They are enrolling for fall 2013!!

This is great for the Brookside and Waldo real estate community. I have so many clients that would LOVE to buy in Brookside or Waldo but don’t, because of the KCMO public school offering. Many clients’ plans for their families require a good public school option. Hale Cook Elementary has worked hard to reach out to the community and build support for the school. Their latest assessment study shows that they should be able to fill 2 Kindergarten classes and 1 First Grade.

Brookside St. Patrick’s Parade

This Saturday, 3/16/2013 is Brookside’s St. Patrick’s Parade. We might use it for motivation to get out and get in our daily exercise. It would make for nice scenery after our afternoon walk. 🙂

The Parade Route:
Start at 65th and Wornall
North on Wornall to 63rd St.
East on 63rd St to Main
South on Main St. to Meyer Blvd.
West on Meyer Blvd. to Brookside Rd.
